MAJOR DEVELOPMENT OPPORTUNITY AT LOMONDGATE

A parcel of prime land on Scotland’s most scenic business park has been released to the market by development partners Strathleven Regeneration Company and The Walker Group.

The Lomondgate Business Village site at the entrance to the 20 acre Lomondgate Business Park near Loch Lomond is up for sale.

The land, which is in a prime position adjacent to the A82, extends to approximately 2.67 acres and is located just over a mile north west of Dumbarton town centre.

Planning permission “In Principle” has been granted for a central building named The Hub on the site and outline planning permission has been granted for Class 4 office development on the park.

It is anticipated that The Hub would offer retail premises and a crèche on the ground floor, servicing the entire Lomondgate Business Park which could accommodate in excess of 1000 people when complete. The Hub would also offer office space with the floorspace of the building totalling 25,750 sq ft.

Land to the west of the building is laid out to offer a number of smaller self contained office buildings designed to the occupier’s specification but totalling 16,500 sq ft.

Sinclair Browne, Partner with Knight Frank, who are marketing the site, said: “This is a completely unique opportunity to acquire a high profile site at the main southern gateway to Loch Lomond and The Trossachs National Park. Not only is site in one of the most picturesque parts of Scotland it has fantastic transport links to Dumbarton town centre and the West of Scotland. The site is easily accessible to the immediate West Dunbartonshire population of around 100,000 people and 680,000 people are within a 35 minute journey to work area.

“It is rare that buyers can purchase land which forms part of a larger business park at such an early stage in the development, giving them real flexibility on how they develop the Business Village. Although planning permission has been granted for The Hub and outline planning for the office buildings, alternative proposals will be considered provided they accord in general to the principles of the approved masterplan.”

All major infrastructure works, including a new roundabout leading into the Business Park, have already been completed by the development partners.

The Business Village will be a vital element of the Business Park and the wider Lomondgate project, which also includes roadside services and approximately 330 houses. Arguably one of Scotland’s most successful regeneration projects, the development is anchored by BBC Scotland’s Production Facility and Aggreko, which is currently building an 185,000 sq ft manufacturing plant and associated offices on part of the site and is due for occupation by the end of this year.

A new 60 bed Premier Inn and Brewers Fayre Restaurant has recently opened on the site and work is shortly due to start on a Costa Coffee drive thru – their first in Scotland. Advanced discussions are underway with an operator for the petrol filling station and convenience store.

The £100m Lomondgate project was launched in 2007 by Strathleven Regeneration Company, (SRC) a public-private partnership established with the support of West Dunbartonshire Council, Scottish Enterprise and Diageo. SRC formed a partnership with developer Walker Group to help deliver its plans for a mixed use development on the site.
